Stroud District Council completes purchase of new affordable homes in Cam
Stroud District Council has completed the purchase of 13 new affordable homes in Cam, marking another important step in its work to increase the supply of high quality housing for local people.
The homes are located at the Lister Gardens development, constructed by Wain Homes, on the northern edge of the village. The site is within walking distance of local amenities and Cam & Dursley train station, with easy road and rail connections to Stroud, Gloucester, Cheltenham and Bristol. The development is surrounded by pockets of open space and includes an on-site play space.
Stroud District Council has purchased 13 homes on the site, which include six homes for shared ownership, comprising two two-bedroom houses and four one-bedroom flats. In addition, seven homes have been secured for affordable rent, made up of four two-bedroom homes, two three-bedroom homes and one four-bedroom home.
All the homes benefit from gas central heating, solar PV panels, electric vehicle charging, dedicated parking and private gardens. The properties have been designed with energy efficiency in mind to help residents keep running costs down.
The wider development includes bird boxes and a hedgehog highway to support local wildlife.
Cllr Gary Luff, Chair of the Council’s Housing Committee, said:
“Securing high quality affordable homes in well-connected locations like Cam is vital if we are to meet the needs of our residents. These homes are close to transport links, local services and green spaces, making them an excellent place for people to live. Acquisitions like this help us increase the supply of affordable housing more quickly, while ensuring homes are built to a good standard and offer long term value for the community.”
The homes have been purchased through Section 106 planning agreements, which require developers to provide affordable housing as part of new developments. These arrangements enable councils and housing providers to buy homes at a discounted value, making best use of public investment while helping to meet growing local housing need. Without the council stepping in these homes may have reverted to private sector housing.
There are currently more than 3,000 households on Stroud District Council’s housing register. Acquisitions such as Lister Gardens form a key part of the council’s approach to increasing the availability of affordable homes, alongside its own new build council housing programme.
