Planned maintenance

Planned maintenance helps us look after our homes and keep them safe, warm, and in good condition over the long term. Unlike day to day repairs, planned maintenance focuses on replacing or improving major components of your home when they reach the end of their expected life.

What is planned maintenance?

Planned maintenance is work that we schedule in advance to replace or upgrade key parts of a property, such as:

  • Windows and doors
  • Roofs
  • Kitchens
  • Bathrooms
  • Heating systems
  • External decorations and structural elements

This type of work is usually identified through stock condition surveys, which give us up to date information on the condition and lifespan of major components across our housing stock.

How planned maintenance is programmed

The information from surveys allows us to plan work over several years and prioritise homes where components are nearing the end of their life or where improvements are needed to meet current standards.

Planned maintenance is organised by financial year, taking into account:

  • The condition and age of components
  • Health and safety requirements
  • Available budgets

How and when you will be informed

If planned maintenance work is scheduled for your home, we will write to you at the start of the relevant financial year to let you know:

  • What work is proposed
  • When it is expected to take place
  • What you can expect before, during, and after the works

You will be given plenty of notice and further information before work starts.

Planned maintenance vs repairs

Planned maintenance is different from day to day repairs:

  • Planned maintenance replaces components as part of a long term programme
  • Repairs fix specific faults or issues when they happen

If something in your home requires repair, it should be reported to the Property Care Team, even if planned work may be due in the future.
