In the period between the approval of your planning application, and completion of the project it is necessary for you to make changes to your scheme, it is possible to do so.
Planning law makes a distinction between “material” and “non-material” changes to a scheme. Which, is a judgement for the case officer, and early discussions will quickly decide which option is best.
If the change is minor, and would not have changed the deliberations on the original scheme, the officer may well agree that it can be considered a “minor amendment”. In this case you will need to complete a simple application form, provide drawings showing the approved scheme and the changes proposed and a small fee. Please note that the legislation requires that the drawings are dated and have a drawing number with a revision suffix. Approval should be forthcoming within 3 to 4 weeks, though often quicker. The amendments will appear on our website and the parish council will be informed. If the proposal is not minor (material) then we will invite you to make a revised application.
If the changes are “material”, they may still be acceptable, but we will have to go through the whole process again (revised application), including consultations. This will obviously be time consuming and may take up to 8 weeks, with no certainty of approval.
There is an appeal process for both systems operated through the planning inspectorate.
