Here is the answer to the question:
Why not build all the homes at Sharpness?

This was a proposition promoted by a developer in response to the Alternative Strategies consultation (March 2010). However, the council has decided not to build all the required development in one location, and this includes Sharpness which is relatively small in settlement terms.



A development of the scale suggested would dwarf the existing settlement which is relatively remote from key employment opportunities, services and community facilities. While a new development would bring in some additional facilities, given the detached nature of the proposal these are unlikely to be of benefit to the existing communities.



Given the relative remoteness of Sharpness it is challenging to suggest that significant employment growth is likely to happen that would be commensurate with significant housing growth. Recent employment has been limited and focused on uses that are dock related, needing a remote/secure location or are poor neighbours.



The surrounding countryside and estuary is highly environmentally sensitive being protected under national designations for its wildlife interest. The Old Dock is also a designated Conservation Area. The area has very poor public transport links and would encourage commuting by car to employment opportunities and higher level shopping facilities and services. The Strategic Flood Risk Assessment also indicates that some areas may be prone to flood risk. A development in this location would not sustain or improve other settlements within the District.



Other locations for growth perform far better in terms of the constraints and considerations described above.
